Referred by John Banta Single Family - 1981 - 4bd/3ba - 2,114sqft - $900,500 - spanish style tile roof His wife Cindy, has CiRS. He said there’s an odor & test results showed elevated Stachybotrys in the living room. Cindy will send reports & pictures, then we will schedule a walk-through. They have an event in September, so they may want to remediate afterward if that makes sense. Looking to probably replace entire roof first want to drop the ceiling in our living room which is open to second story cathedral ceiling. It opens up through the stairwell approximately 20‘ x 20‘. we may need to use scaffolding for the containment. 8/24/26 I sent their estimate today and requested the asbestos results. 8/25/26 The client signed the contract, we invoiced them for the deposit & scheduled the project to start on Monday, 9/7. 8/28/26 We scheduled their start date for Tuesday, September 8. 9/8/26 Jared & I spoke with Scott today regarding a more conservative approach for the demo of the ceiling. Tomorrow they will work out a new placement for the living room containment that will provide access to the front door, kitchen and stairwell. The client expressed a concern about minimizing the time displaced and that he understood the mutual contractual obligation. We will open inspection cavities to determine the necessity to remove more drywall sections. The client stated he is aware how that may potentially affect the cost and time of the completion of the project. 9/9/26 We started their project today. 4:32pm - Hey Scott, We’re getting out of here for the day. Once we get home and on Internet, we will download photos and email you the daily update showing you the progress from today and our goals for tomorrow. Besides that if you have any questions at all, just give me a ring. If not, we’ll see you tomorrow morning at 7 AM. 9/10/26 - 7:42pm Hey Scott, I apologize for the late message. I just wanted to let you know I sent the invoice just now for tomorrow. As noted in the daily update, equipment will be set up by the end of the day tomorrow👍😁. Please let me know if you have any questions. Stephanie or I are more than happy to help with whatever you need. Have a wonderful night. See you tomorrow. 9/14/26 - 3:00pm Hello Scott, My ETA is 36 minutes. My guy sent me the picture of the first inspection hole. They opened in front of the chimney as you requested. Evidence of suspect microbial growth on the first hole. We usually go 2 feet past any visible evidence to make sure it’s not going. Do we have your permission to keep going? Scott’s reply; Yes, if we see something let’s go as far as we need to. Received and understood. I will call them now thank you. See you soon. 8:52pm - Jared, I’d really like you to be here tomorrow for the assessment of what needs to be demo’d. And I really don’t want the crew here without you. Today felt like we were just a place for your guys to get their 8 hours in.. very little work done…. Our home was a hang out. My daughter came out of her room this morning to see someone standing on our side of the curtain and then just heard a bunch of chatter for the rest of the time she was home before going to work. Heard someone say to the others that he was going up to take a shit.. just felt pretty unprofessional and invasive of our space… a little disappointing honestly. The guys all seem like decent kids and this doesn’t reflect on them… It just feels like they have 8 hours to kill whether there is enough work to do or not. Frankly, I don’t have the patience for another day like today. Can we schedule work tomorrow for when you’re available? 9/15/26 Hello Scott, First, my sincere apologies to you, your Daughter and entire family for the language used earlier. That was inappropriate and not representative of the team, they are normally polite and respectful hard-working technicians. I completely understand your concerns about crowding and limited access on this job, and I agree that there were too many technicians present. Because of the scaffolding and tall containment, real safety risks are present when working at the second level. My thought was that many hands can make work safer, but I understand completely and we will adjust. To address this, I will instruct the three scheduled team members not to be on site until I arrive. Unless you are okay with them doing some cosmetic containment work until I get there. I’m scheduled this morning to start a job in Yucca Valley. Because of the distance, I can arrive at your house by approximately 12:00–1:00 PM. If that works for you, I can have three crew members perform cosmetic tasks in the decon chamber (add one more air-makeup filter up high to help with airflow circulation, then apply some decorative tape). They will need the scaffolding for this task, so they will begin dismantling it, clean it, and rebuild it inside the decon chamber to complete the cosmetic work then put it back for the controlled demolition work. This will keep them productive until I arrive; then we can continue with the controlled demolition and inspection holes. Please let me know if that plan is acceptable or if you’d prefer us to wait until Wednesday when I could be there. Thank you Language is the least of my concerns but apology accepted. It just has felt like a lot of unnecessary loitering in our home while we are still trying to have a home. The work you’re describing for this morning sounds like busy work… does it really need to be done or are we just trying to keep the guys doing something? 9/15/26 - 7:36pm Jared, thank you for a much better day! I appreciate your ownership of what happened yesterday. Glad we were able to accomplish what we did today! See you in the morning… Your most welcome Scott. thank you for giving me the opportunity to make things right. Have a wonderful evening. See you tomorrow morning. Hey Stephanie, Scott would like to get PRV testing. Can you send him two referrals when you can please and thank you. Send him Mold Inspection sciences and Joe Gutierrez at GPMI - sent 9/15/26 9/16/26 - Hey Scott , The pictures look pretty good. There is nothing black or fuzzy or heavy discoloration and stain is jumping out. 9/18/26 Good morning, Scott, I’m waiting for the final photos from yesterday to send off the daily update. In the meantime, I’m sending you the invoice for completion of the remediation in the amount of $10,000. The remaining balance of $900 will be due upon completion of the final SPC cleaning after reconstruction is finished. A few important notes: • Payment: if you choose the same bank-transfer/ACH method you used previously (and incur the $25 transfer fee), I will apply a $50 credit to the $900 remaining balance. To follow up on a voicemail message I left you yesterday afternoon here are notes for the reconstruction team and IEP: • Containment: the temporary containment walls were installed with staples and tape and can leave minor damage. Please instruct your reconstruction team to remove the containment walls as the last step so they can repair any small wall deficiencies. • Final testing/inspection: let me know when third‑party testing is scheduled. I’ll make every effort to be on site to assist and answer any inspector questions. If you or your third-party contractor or IEP inspectors have any questions, call me and I will do my best to answer any questions. Thank you for your business and for the opportunity to make things right. I know we had a rocky start, and I appreciate you and your wonderful patience. Thanks again and talk soon. Best regards, Jared, when you have a chance please send me some referrals for drywall.. thx! Hi Scott, Below are two references I recommend: 1. Jonathan Bloom — (951) 490‑7253 — Licensed General Contractor - Licensed, bonded, and insured. - Excellent work quality and dependable. 2. Christopher Areanza — (951) 285‑7118 — Handyman - Outstanding workmanship and attention to detail. - Not a licensed, general contractor (handyman services only). - Likely the more cost‑effective option for the repairs if you want that option. Both are trusted professionals and personal friends. Let me know if you’d like anymore referrals and I’ll go through my contacts. These are my two number one go to for referrals. Perfect! Thx Jared 9/21/26 Jared, can you give me a call at your convenience? Thx Scott just called me and he changed his mind. He wants all of the ceiling taken down and in front of the Decon chamber of the front door. He found a big rats nest and horses nest. I’m going over there Wednesday 9/23 morning very early and we’re gonna discuss a plan and put them on the schedule again. 9/23/26 This is what Scott just sent me. Jared, let’s start with the number that it would take to just complete the project per the contract we initially agreed on. If we can agree on that number then I’ll pay the current invoice and wait for you to have a crew available. 9/24/26 Scott switched gears again, requesting we remobilize, redo containment, tear out drywall, remediate & PRC. We will prepare a change order for the additional work. These services would normally be priced at $10,800. However, because you are willing to continue working with MedViro to complete this work and resolve the project, we will reduce that amount by 50%, bringing the new scope to $5,400. Hi Stephanie, Yes, that sounds fair and I appreciate you working with us. The amount currently due was $10,000 I believe with the additional $900 being due at completion of SPC? Thank you, Scott Hi Scott, Yes, that is correct. The current amount due is $10,000, and the additional $900 will be due upon completion of the SPC. Once the $10,000 payment has been received, I will prepare a new contract/change order reflecting the services discussed. A 50% payment will be due upon receipt, with the remaining $2,700 due upon completion of those services, for a total of $5,400. After reconstruction is complete and we return to perform the SPC, the remaining $900 balance will be due upon completion of that service. I’m glad we were able to reach a mutually satisfactory resolution and establish a clear path forward. Talk soon, Stephanie Ok.. sounds good. I’ll make the payment today. Thx again! We received the 10k payment via Zelle. 9/26/26 Jared spoke with Scott to let him know he would have the change order today and schedule the work to begin either 10/6 or 10/12 pending availability.
