2/27/26 I spoke with Elizabeth today. We scheduled a walk-through with her husband, Steve 310.980.6561, Tuesday 3/31/26 at 9:00. Provide the requested IEP Referred by Kolten - Elizabeth requested we come back and do more remediation and cleaning in the master bedroom due to recently increased endotoxin levels. She’s concerned the source of moisture is coming from the faux fireplace area which shares an external wall with the electrical box outside her first floor apartment. #102 front door code *1957 lockbox 1023 Referred by Kolten’s - notes; Here’s an old client we had who has more issues in her house after doing a testing this month. I recommended she talk to Anna branch to do further investigation. We did a proper full remediation with post remediation verification testing which we passed in mid November. The client is difficult in that she’s very needy and accusatory with her tone and communication. But at the end of the day if you are clear, communicate properly, and reiterate- she will work with you and be happy. She doesn’t know what to do now and is asking for help and recommendations. I talked with her and said she needs an iep. I recommended Anna branch whose contact I sent already to her. We did two different walls in her apartment which is on the first floor, both walls are on same side of the apartment but separated by a wall- one was the living room, and one was her bedroom. We also did a semi-or partial- fine particle clean In the rest of the house. we didn’t clean the bathrooms or the second bedroom as per her request. And she didn’t remove or throw a way a lot of items as we recommended. Our remediation was in a containment and the area we remediated was properly cleaned and passed clearance tests in both areas. The only thing we didn’t do in her house is the Aerosolver. Tuesday 3/31/26 we met Steve, took photos of the master bedroom and a few outside for reference. We also provided an IEP referral, Jason Levy. 4/6/26 Elizabeth is a patient of Dr. Doringer. She confirmed that she replaced all the soft goods in the master bedroom after remediation was completed 11/26. She is having symptoms and convinced that there is still an issue in the master bedroom. She has had the fireplace wall tested, once the results are back, we will discuss next steps. I spoke with Elizabeth, she is expecting endotoxin test results today and will send them when received. Test results reflected higher a mold count, and lower endotoxin levels. Jason Levy is working her into his schedule next week. Sent a text to stay in touch. They are meeting with Jason today. And have asked us to add Aersolver of the master bedroom to their estimate, per their doctor is (Dr.D) recommendation. Contract is signed and we’re starting their project today. We will be coordinating with their recon team during the project. I spoke with Steve and we agreed to a revised scope and payment reduction for change order (1) due to an overlap in our scope and the HVAC company’s scope. I emailed revised change order (1) for approval. Then we followed up with a Docusign signatures and payment. They made a partial payment today via Zelle and will pay remainder by check Tuesday. 5/5/26 A second partial payment was made today via Zelle. A third partial payment was made today via Zelle. Sent change order 2- primary bathroom shower demo. Jason performing PRV testing today. Jason recommend we set 2 air scrubbers for 48 hrs to bring levels down further in primary bathroom. Also wipe down bathtub and hall doorframe. 5/17/26 Change Order 3 notes; Jason - Hello All, I added Jared to this group chat to help with streamlined communication. I’m not sure if you saw the post remediation investigation report I sent out on Friday night yet but there was a key finding in the photos that is important to discuss. This photo was taken from inside of the tub cavity, a section that is difficult to physically reach and visually assess. It’s of the back of the drywall that is in the direction of the toilet. There’s visible signs of water damage and suspect staining. It is possible that the elevated Chaetomium that was detected with the tub cavity is coming from this section. I put recommendations within the report already on Friday night. Wanted to make sure that we all collectively discuss. I sent photo to Jared and him and I briefly discussed it today as well. Me - Hi Elizabeth and Steve, Sorry to hear the shower failure is still causing problems. I’m available for a phone call if you want to discuss next steps on how to deal with this. This would change our plan of attack for tomorrow if you want to proceed with a change order to remove this. That would involve removing the tile and the drywall, then perform remediation of the exposed framing. Let me know a good time to call👍. Elizabeth- Hi jared, you can call me now. We must take care of this so please execute a change order. Will this take a long time? Just talked to Elizabeth she’d like a change order done as soon as possible and I’m over here working. Are you available to do one? If not, I’ll do it when I get home. Or if you could at least get everything started and then I’ll fill in the blank with the wording and shit on scope of work. We’re gonna do three days one guy. 5/18/26 Plan for today: - Clean front entry room exposed framing, and run an air scrubber while I work; leave it running overnight. - When the front room is done, move to the primary bathroom. - Set up negative pressure, lay down floor protection, and begin bathtub demolition. Jared will coordinate with the HVAC company. 5/18/26 Hi Elizabeth and Steve, I’m at a stopping point until a plumber can replace the shut-off/angle stop valves. The current valves are ball valves and are seized (see attached photo). I contacted the plumber Steve recommended, but he declined because this is an insurance claim. He did not want to get involved. He said they call him too much.🤷♂️ Next steps: - Please arrange for a plumber to replace the angle stop valves. - The plumber will need your building to shut off water at the main, and Elizabeth mentioned the building requires advance notice from you. That said, please let me know the expected date/time and duration so I can plan to finish the work. Thank you and when I get home I’ll send over the daily update with pictures. 5/22/26 Change order 3 complete. We will pickup air scrubbers on Sunday 5/25/26. Ready for Jason to test on Monday 5/26/26. 5/26/26 Hi Elizabeth and Steve, Regarding the HOA report: we’ve documented the full scope of work at every step, provided daily updates, and included photos that fully support each step. So you already have everything you might need for a report. If the HOA needs anything specific from me like an invoice or a signed statement, I can provide that no problem. 👍 I’m currently managing another project that requires my time and attention. I’m sure you understand that I have to choose my time wisely. 🙏 After we get the report back from Jason I’m happy to talk about next steps. In the meantime, it’s still my advice you shouldn’t have anyone in there until we past clearance. 5/27/26 Jason’s test results show all good except one area in the hallway. We will prepare a change order #4 tomorrow and schedule the work. 5/27/26 text chain- Elizabeth- Note that we are waiting for the plumber to send his report. He will know more after tomorrow’s investigation Jason- I literally just got the clearance results in. Primary bathroom containment: air is good swab of exposed sheathing good swab of exposed framing from plenum under common stairs is good Swab from below the vanity cabinet where some water staining was observed is good Will be recommending a HEPA vac and wipe down of the area. Once complete it’s ready to go. Hallway Water Staining Unfortunately that area that was impacted by the previous leak in the hallway it’s showing elevated levels of Aspergillus/Penicillium. I’ll be recommending removal of that drywall for further investigation and cleaning. Elizabeth- Ok, that’s what the plumber thought. He was spot on. I’m surprised this passed before since this leak was from January. Jared, please let me know when you can do the work. We need to wrap up this remediation Jared - I’m working late tonight, but I’ll be up early tomorrow to put together the change order and review the schedule so we can get this wrapped up quickly. I’ll be in touch by tomorrow evening. Good night! 5/28/26 change order 4 has been sent and signed. We will schedule work soon. They requested a report of our findings & invoices to support the work we performed for their HOA. We will provide both asap. 6/2/26 The team is performing change order 5. 6/3/26 Client signed contract & we sent invoice for change order 5. 6/5/26 change order 5 complete. 6/8/26 Reconstruction due to start today. 6/19/26 Meggy & I will stay in touch regarding the recon timeline. 7/6/26 Elizabeth requested we schedule their final cleaning for the beginning of Aug. 7/14/26 I sent an email to the recon team for an update on their timeline. 7/16/26 the recon will be completed by 7/27. We have the final cleaning scheduled for 8/3-8/7, If there is a cancellation in our schedule, we will let them know. 7/31/26 text from Elizabeth; So sorry but we need to delay the cleaning. We're having some last minute issues. Will be in touch soon about rescheduling. Appreciate your understanding. 8/17/26 We received a text stating reconstruction will be done soon and clients would like to schedule the final cleaning. We have advised they install the new carpet after we clean. 9/23/26 Hi Elizabeth, I hope you’re doing well today. My apologies for the delay. It’s been even busier since I returned from vacation, although it was definitely a much-needed break. I’m sure you understand how quickly things can pile up after being away. I did receive the form you sent. I’m planning to get through this week and then take a look at it over the weekend. I’ll do my best to get it completed as soon as possible. As you requested,, my hourly rate for report writing is $250 per hour, and I anticipate this report will take approximately a couple of hours to complete. It sounds like the reconstruction is getting closer to completion, which is great news! Once you’re ready, just let me know, and I’ll have Stephanie coordinate with you to get the final cleaning scheduled. Hang in there, and have a wonderful day! 😊👍 Hi jared, let’s get you scheduled to return to do the cleaning once we have the end date of construction. It will likely be in mid-October. I’ll update you soon. It’s super disappointing to hear that you want to charge us $250 per hour after the tens of thousands of dollars that we paid to you. My friend just used another mold remediation company and they did it promptly for nothing. I would reconsider how you conduct your business so you can display cooperation to your clients in getting them compensated from these notoriously difficult insurance companies. You could do better, my friend.
