Referred by John Banta - I have reviewed Ermi results with John. There are several areas in the house, I would love to get a quote for remediation. George Blancarte - Angel City Inspections (323) 925-9336 Laundry Room — based on Ermi Primary Bedroom — based on Ermi Hallway & Guest bathroom — under sink from plumbing leak Kitchen/Living Room — base board showing water damage by the side door. Ductless heating & cooling. And also, I’d love an estimate for a full mold specialized cleaning of the entire house before occupancy. 7/22/26 - Owner is out of state. Their Realtor will provide access. The house is new construction, 2026. Three bedroom, three bath, 1817 sqft. They are scheduled to close. 8/3. But are considering asking for a two week extension. They are moving to CA from New York. Robin said they’d be staying with a friend in Los Feliz in LA until their house is ready to move into. They had lots of expensive issues with the previous home in Laurel Canyon. This time they want to do things wisely and safely. 7/30/26 They are arriving in LA this Saturday 8/2. We discussed the process sequence & scheduled their project to start 8/17-8/21. Then reconstruction followed by SPC/Aerosolver final cleaning. 8/6/26 I addressed her concerns regarding bringing their personal property from the previously contaminated home. I recommended decluttering , washing or dry cleaning any porous items. And that all remaining items be staged outside under the overhang or in garage, wiped off with a mild soap solution and microfibers in one direction before brought into the new home. She said the cabinet maker is going to replace the back panel under the sink in the guest bathroom. They will hire a plumber to fix the leak in the Laundry Room/Hall bathroom wall. 8/22/26 - text chain Good morning, I missed a call from you yesterday, Robin, did you have a question for me? Talk soon, Stephanie Robin; I did yes, because the mold counts in the bedrooms were higher than anything were addressing in both the laundry room and the living room and giving an indication that the water is coming from above… I was wondering if there’s any further steps we should be taking in the bedroom at this time. I also left a message from Anna to see if it might be fruitful for her to come by the house. But I also understand there’s no indication to lead us to understand where to open up the walls in the bedroom. The original plan was to do this remediation do the thorough cleaning and in two weeks then do further testing to see what might actually be remaining in the house. I just wanted your advice on this and wondering if Jared made any discoveries yesterday about possible sources of water in both areas. Jared ; Hey Robin, unfortunately we found no evidence of where it’s coming from in the laundry room. The laundry room is done, but at this point, I don’t know what caused the growth in the laundry room. Anna Branch would definitely have a better idea and understanding on that area. Regarding the kitchen area, that one is a little more easier because the water staining is coming from above. The team is scheduled to demo that area today and we should have answers on today’s daily update👍😁. Have a wonderful day and let me know if you need anything else. Robin; So in terms of any action that I should take, should I invite Anna out to investigate while the laundry room walls are open? Is this something I should involve the Contractor in? I’m unclear as to what the next step I can take to Best protect myself. Michael; Hi Jared - I swapped out the wifi Starlink this morning. I will share the new network name with your guys. Network: SORRELLHOUSE-GUEST PW: voyager01 Robin had a question about the source of any leak in the laundry room. I’ll let her ask directly here. When I was up on the roof replacing Starlink - I did notice a possible place where the which may need more caulking above the laundry room which would be towards the outside wall near the garage WiFi. OK, thank you Michael. 👍😁. I’ll forward them the info. Jared; That could be it. The only thing that throws me off is, there’s no water staining. There’s just growth. From my experience when there’s water intrusion, there’s some kind of evidence of water staining. When there’s just growth a little bit here and there all over that’s usually like a humidity issue or a ventilation issue. I will say Anna Branch will know best. We could try one trick before you call her though. Do you guys have a hose on the property that will reach up there? Maybe you could get up there and apply some water for about 10 - 20 minutes and have my guys inside looking with a moisture meter to see if there’s any water intrusion coming down the exposed wall? Robin; Great idea! And to note one of the issues we had to fix at closing was proper ventilation in the room for wayer heater. O dont know if that is possibly related. Jared; I’m sorry I didn’t read the message about protecting yourself. Yes if you’re going legal always involve an IEP and Anna Branch is the best I know of 👍 Stephanie; Without an inspection or testing, we would only be guessing. Robin; Ok, so for clarity the next steps would be to — schedule a site visit with Anna — do some hose testing once the living room containment is complete —- possibly do a full roof inspection regarding possible gaps in weatherproofing, which could also inform next actions in the bedroom. Does this make sense to what we are discussing and anything you would add? Jared; Yes, that makes perfect sense. That is your next course of action. I would ask Anna if a smoke test of the drain lines would be necessary to make sure nothing is leaking. This is mainly for the laundry room area because if it’s not the roof or ventilation issue, maybe it’s something to do with the Plumbing drain lines. 8/23/26 - Jared Good morning Robin & Michael, The team is reporting a few areas of concern and discoloration at the far end of the soffit. They are unable to reach it to remove the insulation and get better pictures. I was wondering if we could remove the front drywall of the soffit above the cabinets at no charge so we can reach that area and get better pictures? Robin - Yes please 9/13/26 Jared & I had a conference call today with Robin & Michael to clarify the next stage of their project. Robin stated that the initial concern for this project was to find any sources of water intrusion proactively, to mitigate the potential presence of contaminants in the future. Michael found a suspected a source on the exterior of the primary bedroom that was dried out and repaired, they asked that Jared look at the two access points to make an assessment. Their contractor found a suspected source of water intrusion, compromised area in the middle, on the exterior of the side door, that wasn’t water tested prior to it being repaired. We clarified the SPC steps in sequence, customizing their requests and agreed to NOT perform the Aerosolver application. (This will ensure not risking any damage to their property during that process.) We agreed there would be no change in price for this phase, as we will be trading off the extra work we will be performing to move, clean and cover some of their property remaining in the home during the SPC phase. We will work around those items, cleaning ceilings, walls, floors, and clean empty cabinets. We have also agreed to move their property back to its original location after we complete the SPC phase. The clients agreed to move the stored items in the garage out to the covered patio prior to our arrival on Tuesday 9/15, to allow for SPC in that area as well. we recommend they put their property under an easy up in case it rains. 9/14/26 Hi Jared, I forgot to mention yesterday that there was a hole drilled into our kitchen cabinets on the side perpendicular to the wall that was being remediated. Our Contractor is going to putty it but we will never be able to restore the cabinet to its former unmarked state. So liability issues aside in moving and handling the furniture which I do know you guys will take great care. I wanna make sure that absolutely nothing in the home is altered permanently without our prior permission and discussion. You have all access that you need to the home, but Michael may cross paths with you early in the morning, and I will likely stop by at some point to say hello. Good morning, Thank you for letting me know and for the heads-up. I’m sorry to hear about the cabinet. If you happen to have any pictures of the damaged area, could you please send them so I can compare them to the project photos and inspect? We don’t use drill bits for demolition, so I want to take a look and understand exactly what happened. I’m not saying it wasn’t us — I’m just saying that doesn’t make sense as of right now. We will get this resolved 👍😁. That said, we will be extra diligent and treat your home as if it were our own. Nothing will happen without your prior written permission and discussion via a change order. We’ll make sure everyone is respectful and careful while on site. Thank you, Jared Morning. I’ll be at the house between 730 and 8 today to move the boxes out of the garage. OK Michael sounds good. I’m running by Home Depot real quick to grab a few supplies. we should be there around the same time. I will give you a hand while the team gets started.👍😁 You can see it when you are there. And I don’t know how, why or by whom it occurred. But want to really control further damage. My contractor took a photo, I’ll ask him to send. 9/16/26 Hi Michael & Robin, Per your request, we can proceed with the following scope: - Build two-door critical containment, decon chamber and establish negative pressure. - Cut 6" of drywall up from the floor on the wall beneath the vanity from the shower enclosure stoping in front of the toilet and remediate the affected bottom framing. - Perform small-particle, post‑remediation cleaning. Crew/time: 2 technicians — 1 day. Price (materials + labor): $2,400. If you’d like to schedule, later down the road just let me know. Finally, today’s readings for the bottom framing/seal plate in the access panel of the exterior wall to the primary bathroom are at 18. This is definitely working and going in the right direction seeing how it was at 22 yesterday 🤙😁. Let me know if you have any questions. I’m taking off here for the day. We will have the daily update this afternoon. Thanks — have a good day. Jared, I’m unclear if you saw any visible evidence of mold growth. And it seems to me that swab testing might be the next step? I have a little bit of work to do for the next few hours, but we can certainly talk this through later today or tomorrow thank you. Let me know a time that works this afternoon or tomorrow morning, early and I’ll make myself available😁. FYI — tomorrow on I have payroll and HR training from 9:00 AM–4:00 PM and will be handling administrative duties during that time too. 9/17/26 Hi Robin & Michael, The team is on schedule to finish today between 4:00 and 5:00 PM. Just a heads up I just sent the invoice for the remaining balance, payable upon completion of the agreed scope of work while I had the time. I’ve just finished training and am heading into a dental appointment. If you need anything, please leave a message and I’ll get back to you as soon as I’m finished🤙😁. Hope you’re having a great day — talk soon. Hello Robin and Michael, I want to apologize, a member of my team accidentally knocked over one of the vases with a HEPA vacuum. We will cover the full cost of the replacement. Again I’m very sorry for this and the inconvenience. The team member has been reminded to slow down and be much more careful going forward. Ok. Thank you for letting us know. 9/20/26 Hi guys! Unfortunately the first night in the bedroom made me ill. I have moved into another room and felt better this morning. But just now I was resting in the other bedroom. Michael turned on the fan of the master bath and I got a blast of air in the other bedroom that made me immediately reactive. That room guest bedroom is on its own air system but Michael thinks it the master bathroom ventilates or intermingles somehow with the hallway. Our guests leave tomorrow and we will remove and protocols clean our personal belongings. All this to say, we have more work to do! Oh my goodness Robin I’m so sorry to hear this. Just let us know what you need we got you. 🫶 Can we set a conference call tomorrow to discuss next steps! I’m available tomorrow at 5 PM. Let me know If that works for you and i’ll check in with Stephanie to make sure it works for her. Try to hang in there. Talk soon. Also, Jared…when you we’re investigating the water intrusion under the vanity did you see this area by the shower? You will see both an old stain and a new stain from Michael’s shower…. That’s definitely worse than when I seen it. Something is going on there. Let me find the pictures for my inspection. It was a little bit of staining. Nothing like that. But you can see through the glass that it’s not there. When I get home I’ll check all pictures and see if I can get better pictures. No worries, it’s definitely a new stain. Enjoy the rest of your weekend and we’ll talk tomorrow. 9/21/26 Robin requested an introduction to Bill Weber. Giving Bill is on vacation and this is time sensitive. I researched a company that services their area, Dominguez property inspections. Once we have test results, we’ll know better how to move forward. 9/22/26 Hi, I’ve scheduled the above inspector to come out Thursday morning. And I sent the dust samples off today for a two day turnaround so hopefully I’ll have those by the end of the week. We’re working on scheduling the next step pending test results. 9/25/26 Good morning, I hope you’re doing well. 🙏 We’re reaching out to see how it went with the inspector yesterday and the results. Talk soon, Stephanie It went well, although the results take 3-5 business days. Great! Please keep us posted. Ok thanks!
