Jared & I spoke with her on the phone. She spoke to Osmin in mid February and John Banta as well. Discussing next best steps and that Pathways testing wasn't neccessary. Rob did a property inspection on 2/12/26. (attached) Per Rob's suggestion, she's doing wiping cycles as she declutters her parents house. Her dad is confined to a bed and needs home care services. She agreed that they would need to be out of the house while work is being performed. In addition, she'd like to upgrade her dad's bathroom to be ADA compliant. MIS report attached. Walk-through notes: 3/20/26 Moldy home - built in 1987 Garage Lumber mold in the garage Door Carpet Office Wallpaper Window leak Hall bathroom Crack in tile shower. Remove the drywall from other wall to inspect They might remodel the entire bathroom Hall closet / old AC location Remove carpet Down stairs under stairs closet Remove carpet. Laundry area Check adjacent wall to the right for smell in wall. Master bathroom open the ceiling because a small water leak in the past Take the toilet off and check the seal. Demo the whole bathroom. Fireplace wants it cleaned. Open left side of patio wall due to history of previous leak 3/27/26 Sarika’s email update; Kolten quoted an estimate fee of $700, which she accepted & understands will be credited to project awarded to us and based on the approved scope of work. Hi Jared, I finally had a chance to sit down and go through my notes. Please see below. Now you have: -Mold inspection report from Mold Inspection Sciences -General inspection from Robert -Photos from Kolten -My notes from our walkthrough Best, Sarika 3/20/26 Sarika’s walkthrough Notes; Asbestos Testing Required before opening wall If positive then abatement company must remove drywall Must test drywall Must test linoleum floor under washer dryer 2nd Floor Garage Door - something in the cracks Have contractor sand down and repaint, it’s exposed to outside 2nd Floor Garage Clean all lumber mold Dispose of all carpet 2nd Floor Office Open ceiling Open wall by window Look behind bathroom tub 2nd Floor Bathroom Clean around sink caulking Check cabinetry underneath 2nd Floor Spice Cabinet Remove carpet 2nd Floor Dining Room Open wall by window 2nd Floor Kitchen Clean mold around both sinks Check cabinets under sinks Cabinet above stove, around exhaust pipe (prior leak) Possibly demo entire kitchen Look behind fridge Look behind dishwasher 2nd Floor General Dispose of all carpet/area rugs Possibly remove some lighting (eg dining room chandelier) Possibly demo all flooring (or have a flooring person remove it. Then can look for water stains.) Attic Clean per Mold Inspection Sciences scope (clean lumber, remove insulation, remove rodent remains, ductwork?) Review Kolten’s photos and notes for additional recommendations Prior rat problem There are dead bodies They’ve been chewing at insulation Could be feces & urine spots. Pulling all insulation out in a controlled way. Plywood on roof looked very good. Small sections to remediate. First insulation has to come out. Ducting needs to be replace instead of cleaning. Need to also replace the insulation for the pipes in the attic There is some drywall up there. Like they drywalled and ripped it down. We are drywalled between us and the neighbor. could make vaulted ceiling! Would not be flat but there is room. They would have to move the joists. Pest control didn’t get rid of the rat bodies! And dead insects. There’s a pipe that needs to be cleaned, possibly rat urine on there. 1st Floor General Demo all carpet 1st Floor Laundry Remove linoleum floor Open wall behind washer Open wall of cabinet, side and back, clean any old rodent remains (open since possible animal vs cavity test) Possibly demo cabinet 1st Floor Sarika’s Room Open wall under window Open wall in closet corner Open wall where nails are popping out (upper left corner) - this is a retaining wall 1st Floor Closet under stairs Demo all carpet Why are wood shavings collecting in the corner? 1st Floor Master Bedroom Open wall by sliding door (open, no cavity test) Open wall of closet (consider cavity test) Open bathroom ceiling Open wall behind toilet Check around toilet seal Possibly demo & clean entire bathroom Look inside fireplace since there’s water pooling on the other side Will wipe down outside of appliances Liability is about connections and hose lines Outside (From Robert) Remove all the mulch? It could have mold all over it. Put in river rock, you can leaf blow it. Plants can grow mold underneath. To Do Request blueprints from HOA Plumber Check water pressure Remove water filter under sink Washer dryer needs to be removed All appliances should be out of the house Schedule repipe for when walls are open (Have them come through and mark what they want to open with tape, then MedViro can contain those areas.) Schedule a call with John Banta Should we put the whole house under negative air? Instead of separate containments? Would be cheaper. Plan an inspection after removing insulation from attic Call Benjamin at Mold Inspection Sciences (From Anna) It is the inspectors job to be on site when things start - e.g. put a containment here when the remediators come in. Brandon Apple - owner of Medviro from Colorado. Wall cavity test by the dining room window My room top corner wall — moisture meter first. Then wall cavity check or disruptive inspection. Cavity test in Papa’s closet wall Check inside fireplace since there’s water pooling on the other side Ask Brian or HomeShield Repeat termite inspection? Do we need to spray the wood when walls are open? Homeshield Why are wood shavings collecting in the corner? Schedule fireplace cleaning Have all vents cleaned. Do it before remediation. Then whole house clean - fine particle clean. Share Erica Jennie Dr. Orbuch See Dr. Eric Doringer - new house he is building on Insta AP needs to own mechanical and come back for the fan. Windows - check license number to see if there’s any complaints Questions Contractor recommendation How to do containments for roofing (cover all vents and lights) Documentation & Photos 6/7/26 - Sarika’s reply to email Hi Stephanie! Thanks for the idea to consider Osmin. A few questions: -Do you have his credentials? Is he a certified building biologist? -I would still like the information for the other 2-3 inspectors in the area. We may need them for after remediation. I may also need them for our current move out plan (ie for checking the place we move to) We have a walk-through scheduled on Friday 3/20/26 at 12:30. This is a big project and would require a lot of coordination with other contractors, roofing, HVAC, reconstruction, etc…she would like recommendations we may have. Details of areas that need remediation and/or demo are in the notes. 3/25/26 per Sarika’s request, I sent Kolten’s Google Drive of his walk-through photos. We received Sarika‘s email update and replied that we will follow up on Monday 3/30/26. Thursday 4/2/26 per her request, we sent a referral for a roofer. Alejandro is scheduled to come over on Tuesday 4/7/26. 4/4/26 $700 estimate fee paid. Sent a text to follow up on the email reply. We’re working with a client on schedule a call to answer questions and review the estimate together. We have a call scheduled for Thursday 4/22/26 at 4pm to review the estimate. We rescheduled for tomorrow 4/23/26 at 5pm. We reviewed the estimate & walked her through the process. I left a follow up vm about an update on her roof inspection, moving out and scheduling her project. 5/13/26 Sent an email today requesting an update on a roof inspection, scheduling and timeline. Also inquiring if she found a location to stay during the project. 5/18/26 replied to email, waiting for response. 5/28/26 they spoken to Sarika today. She took a hiatus from the project and is now jumping back in. The family is still decluttering and will continue to work with Karen. She’s stilllooking for a location forthem to stay during the process. She would like a recommendation for anotherIEP inspection that has building science background. We willmake some recommendations. She’s very pleased with the roof we recommended, Alejandro, and i wants to coordinate scheduling that work alongside us starting for remediation in the attic. 5/29/26 We spoke with Osmin today and we will recommend he come down to do a walk-through with us to have his expertise provide fresh eyes and reassure Sarika that the project is executed the appropriate way. 6/1/26 I sent an email with our recommendation regarding Sarika's request to have another inspection. 6/15/26 She reached out to Osmin via email for a consultation. 7/15/26 I emailed to offer assistance with the steps of the process. 8/24/26 I called & texted to follow up.
