Referred by GPMI - Joseph Gutierrez. Homeowner left a vm regarding a need for our services. 1984 - 2,555 sgft - 3bd/3ba - $2,554,100 Scott sent me the report. The 3 floor home is rented out to tenants. Apparently this is a reoccurring issue. They have remediated twice before unsuccessfully.(18k) once two months ago and previously in 5/2024. He stated he is concerned about the cost, but also wants someone he can be confident will do it correctly this time. The bottom floor laundry room is subterranean. (slab./soil) tenants are complaining of a chronic urine odor. Joe recommended remediation and a moisture guard application. (Red Guard) Scott also asked for a recon referral. Joe's recommendation: Laundry room perimeter walls below grade, adjacent the crawlspace and exterior planter, where moisture damage and visible mold growth was observed and where thermal measurements revealed images consistent with active moisture conditions and at the laundry room flooring where moisture stains/damage and abnormal moisture conditions were detected via thermal imaging. 8/7/26 Jared and I discussed the recommendations in Joe’s report. We want to set up a conference call to ask a few questions and determine the best approach for this project. -are we to understand that you are recommending the still needs to have plumbing leak detection? -why recommend red guard sealant? Would that be preferred over weatherproofing or in addition to? -due to the active moisture conditions and at the laundry room flooring, would it be best to advise the client establish a conditioned crawlspace? We believe the source of the issue is coming from the moisture in the crawlspace, and it needs to be addressed prior to us remediating The Laundry Room. 8/10/26 I just spoke to Joe and he concurs with our observations and recommendations. He shared with me that he told the client using red guard sealant would be just a Band-Aid. We agree, regrading the crawlspace, then weatherproofing and establishing a conditioned environment is the most effective solution to resolve the issue. 7/31/26 I reached out today. 8/3/26 I spoke with Scott today & scheduled a walk-through for Thursday 8/6 at 9am, details in notes. 8/6/26 I performed walk-through and believe the moisture level in the soil/crawlspace are causing the musty odor and microbial growth in the laundry room area. 8/18/26 Scott is taking care of the pest issue first. He will contact us when he is ready to move forward with our scope of work.
