Referred by Adam McDermott - Kirby The mold dog found what is likely mold in the wall behind the guest shower and lab test confirmed that mold is in the HVAC closet. There was also a repair in the pipes between my neighbor and in the master bathroom and the dog found what is likely mold in there (through access panel) but I think that part is the building’s liability to fix and not mine, unlike the other 2 areas. 4/28/26 Osmin’s notes; You guys are cc’d in the email. She approved $500 onboarding fee. It’s just two areas. Sounds like small limited remediation of those two areas, but the scope is likely to grow. A bathroom and I think she said kitchen. She talked fast. 4/29/26 test noted she is staying at her mom‘s house in Hollywood for a few months. She’s flexible with scheduling. From Tess 5/8/26; Hi! Is there any way I could cancel my appointment for the 16th? My mom's condo that I've been staying at had a leak from the upstairs neighbor and now is under remediation process so I'm having to fly out to Georgia to have a place to stay during this time. I can re-contact when I find out when I'll be back in LA with a livable place to stay. 7/27/26 I met with Tess and her mom Vicky, they own the condo for 15 years. Two bedroom, two bath, 1150 sqft. Sliding doors lead to a huge balcony overlooking the beautiful community pool. The kitchen is galley style with tile flooring & counters. The Master Bedroom Suite has a huge walk-in closet, full bathroom & sliding doors that lead out to the balcony. Laundry hookups in unit in a dedicated laundry area. This single level unit has copper plumbing throughout. Secured parking (2 spots). Mom and dad, Raj, are helping her financially to resolve the issue. The priority is the HVAC closet that tested positive for mold, they want to evaluate and clean the HVAC system to prevent future issues. They will be inquiring with the HOA vendor first if they need referrals, we will provide them. The primary bedroom closet has exposed. plumbing shared with the adjacent unit. (HOA did the repair) they want us to do investigative exploration for any water damage in microbial growth and remediated necessary. I recommended a home food as well possibly SPC if decluttered. Osmin called client today. We will follow up tomorrow. We spoke today and will schedule a walk-through in the next couple of weeks. She prefers between 2-4, if possible. We will confirm ASAP via text. Tess canceled walk-through due to an unexpected event. She requested we follow up at the end of June to reschedule. 7/1/26 I left a follow up voicemail to reschedule a walk-through. 7/6/26 We rescheduled a walk-through for Monday 7/27 at 1pm. Her mom will be there as well. 7/27/26 I performed the walk-through and will prepare their estimate. We will invoice $500 onboarding fee to be paid via credit card. 7/31/26 I sent her estimate today. Calling her dad, Raj to answer questions. I referred Jeff to evaluate the HVAC system for maintenance and/or replacement. 8/10/26 I spoke with Raj, they’ve scheduled an HVAC cleaning with a local company for next week. We will check in with each other afterward. 8-21-26 From the client‘s father: Hi Stephanie, I decided to go with a local company in Burbank, Flood-cide, that was recommended by a neighbor. They included the HVAC dismantling in their proposal and the cost was a consideration. Thanks for assessing and bidding the situation, Raj Hi Raj, Thank you for the update. We hope this company produces the results that you need. Given they are not a medical mold remediation company, we would be happy to perform a small particle cleaning of the apartment once they have completed their work. Please let me know if you’d like a revised estimate reflecting just the SPC. It’s been a pleasure communicating with you on your daughter‘s behalf. We wish all the best for Tess and support her journey back to healthy living! Warm regards, Stephanie Thanks, Stephanie. Let me see how the process goes and appreciate your follow up. With my regards, Raj.
