Referred by MIS 5/21/26 Call with Osmin - notes; Client was tested positive for mold in blood. She is pursuing an insurance claim. Home in Altadena affected by Eaton fire built in 1911 renovated in 2006/2007. 4487 sqft Recommend to correct root cause first. Exterior shows water stains in stucco. Two outside areas of concern, downspout water heater closet. Also the crawlspace has no vapor barrier & evidence of moisture intrusion. inside areas of concern, priority being the basement and main model with high qPCR levels. The upper attic had no detection, but the upper level was moderate. 5/28/26 walk-through notes; Onesha, Steven, & Erica, her daughter were present. She shared her naturepathic Dr Clement Lee at optimal wellness with me. She said they talk every day. Steven is retired corrections officer, and we chatted about how much effort he put into moving in and out of the house after the Eaton fire. He's skeptical of issues. There are many things in boxes and a lot of clutter throughout the house. She noted a previous copper pipe leak in the family room six years ago. No visible signs of water damage. She noted an area of trim in the living room that shares a wall with the master bedroom that may be the culprit of causing water damage, peeling paint and possible microbial growth. She would like us to invasively explore the master bedroom closet, right side under attic access, has a dark marking that’s concerning. She would like us to remove the wood paneling in the basement and clean the concrete. She also noted a previously in the crawlspace, I did not see any visible moisture intrusion. She also would like us to remove the moldy grout in the guest bathroom. There are no major issues upstairs or high levels, but she would like us to FPC and possibly Aerosolver that space as well as the downstairs level and basement. 5/21/26 I listened in on the call with Osmin today at 1pm. 5/28/26 I performed the walk-through and will send an invoice for the onboarding fee. 6/1/26 Onboarding fee paid, I'm preparing their estimate, expected by the end of this week. 6/5/26 I sent their estimate today. 6/11/26 I followed up to see if they reviewed their estimate yet. They replied that they will need until tomorrow to finish reviewing their estimate. 6/12/26 We reviewed their estimate together. They will be looking at another proposal and will follow up with us next week with their decision. 6/19/26 They decided to go with another remediation company.
