Referred by Kolten; Text 3 - Here you go brotha- he’s a super super nice guy and his wife is too. Honestly favorite clients I’ve ever had. They want to do more crawlspace work, we did a full crawlspace with improper remediation before (no encapsulation etc) - the one Yaron fucked me on. They’re going to do a full house gut and encapsulation because they have major smoke soot and fire damage issues, plus some mold problems. They had another inspection done and he mentioned it looked like there was new growth. I’m sure you can help them. When they ask about crawlspace and if they mention why it wasn’t encapsulated before I would just say MedViro has been updating their standards or something like that. But they’ve been working with Bill Weber and Anna Branch, so I know they already know proper procedure now. They love me and trust who I recommend- so I’m sure they’ll listen to your recommendations. They want the best for themselves and their one son. Me - OK brother received thank you. I’ll treat them like they’re my own family. 👍😁. I’ll give them a call Monday morning. Have a good night thank you again. Notes from Phone meeting right now with Laura Nouguier & Gary Megregian. 5/11/26 Client background This is Anna branches job. that she recommended to Kolten. - Kolten previously remediated the crawlspace but did not encapsulate it. - Client hired an encapsulation contractor; during that work they discovered active mold growth and elevated moisture—indicating an ongoing water leak/source. Client status and plans - Client is very cooperative and flexible with scheduling. - She plans to remove everything down to the studs (including all subfloors). Recommendations discussed - Recommend dry-ice blasting for fungal remediation of framing and surfaces. - Follow with a post remediation-cleaning. Health/safety concern - Client reported lead testing showed very high lead levels throughout the space. - Need to confirm whether dry-ice blasting is appropriate/allowed given high lead concentrations and if additional lead-abatement precautions are required. Action items - Research regulatory and safety guidance on using dry-ice blasting in spaces with high lead contamination. (Responsible: you; due: end of day tomorrow) - If dry-ice blasting is not appropriate, prepare alternate remediation/abatement options and required PPE/containment procedures. - Coordinate next site visit/quote once remediation approach is confirmed. (Schedule after research) Notes - Client is pleasant and accommodating; maintain clear communication and provide options with timelines and safety measures. Jared scheduled a walk-through for 5/21/26 Thursday at 8am. Walk-through rescheduled for Friday 5/29/26 5/29/26 - Jared's notes: I inspected the crawlspace and found extensive moisture visible from below. Based on what I can see, the likely sources are weather-related intrusion, lack of ventilation, or moisture migrating up from the dirt floor. I recommend hiring an IEP to perform a full investigation and determine the root cause and corrective actions. Once I receive instructions, I can prepare a scope of work for next steps, or I can prepare a scope that treats every exposed area of the building once framing is accessible. Please let me know how you want to proceed. Note: I initially intended to mark every photo (circle areas of concern) with suspected water staining or low-density growth, but every photo shows visible signs, so further per-photo annotation was unnecessary. 6/1/26 She expressed having previous issues with IEP's we recommended, so will choose another. 6/19/26 I called, texted & emailed to follow up.
