Referred by Sheena Stephens Wellness. Charisse is symptomatic and working on testing to figure out what’s going on. Built in 2000 3bd/2ba $ 2219/667K Client sent photos of their garage. Has been removed and the framing is exposed. 7/10/26 I spoke with Charise, she explained it was a leak in their upstairs bathroom that leaked downstairs to the garage. They called Servpro detected the leak, fixed it and dried it out. I will recommend an IEP to do an inspection, once we have the report, we will schedule a walk-through. No fee mentioned. 8/10/26 I’m at Charise and Jeff, she works for the school district and he trains canines. A space heater in the garage set off the sprinkler 9 years ago and saturated the building material in the garage. They replaced the carpet 6 years ago and believe the damage was covered at that time. The inspector from Environ Tech discovered the damage. They want to remediate the primary bedroom, kitchen and garage & I recommended SPC for the kitchen and primary bedroom. They moved out of the bedroom to their downstairs area in preparation for the project. I informed them they need to test for asbestos first. I told Jeff the project would take about 10 days. They will have likely stay with their in-laws nearby during that time. They plan to retire and four years and passed the home onto their children and grandchild. They did not mention any other bids or ask about cost. Charise is immune compromised and has high sensitivity and Jeff has allergies so they want to do the remediation thoroughly. 7/11/26 I sent the IEP referrals today. 7/14/26 I called to follow up regarding our IEP referrals. 7/15/26 I sent a text to see if she scheduled an inspection. She replied she's out of the country until 7/25. We'll check in after then. 7/27/26 We are back in touch working on scheduling an IEP inspection. 7/31/26 Jared & I spoke with her regarding the IEP inspection, waiting for a report. 8/3/26 The IEP report is expected Friday 8/7. 8/6/26 Charise received the report and sent it over today. I will review it and reach out to her to discuss next steps. 8/7/26 I scheduled a walk-through for Monday 8/10. 8/10/26 I performed the walk-through today and will prepare an estimate before the end of the week. I informed them that asbestos testing is needed. 8/14/26 I sent their estimate today. 8/24/26 I called to follow up. 8/24/26 I spoke with their IEP who did clearance testing today. He shared that they moved forward with another company and also did some work themselves.
