Referred by MIS Mold spores were found in laundry room from mold inspection sciences. Would like to get information about remediation work. 4/30/26 Rachelle agreed to a $500 onboarding fee. 2 story, 2900 sq ft, slab in grade. They’ve been in the house 2yrs & have replaced stucco, new roof and flooring. (1yr ago) Laundry room back of cabinet affected. She detects a smell there and in the kids bathroom directly above this area. They had ServPro dry out to area (not sure why it was wet), then a leak detection test a yr ago (reported no leaks) cavity has been open for 6 months (I suggested covering it until we come out) 5/18/26 invoice $500 onboarding fee. Walk-through notes; I detected a musty odor in the laundry room under the cabinet. There’s a visible water staining on the plywood under the sink and possible microbial growth on the studs of exposed framing. The upstairs bathroom has a mild odor under the cabinet where the plumbing comes through the wall. No visible issues present. There was a previous leak but no remediation was performed they only reconstructed the bathroom. I’m not sure if the issue upstairs relate to the issue downstairs. Once we remediate downstairs in the laundry room, we may have a better idea if they are related. I also mentioned that a smoke test might be appropriate if there must be odor does not go away once we complete the project. The bench in the dining area has a crevice at the corner, where they meet with the exterior walls. The client detect a musty odor here as well and is mildly concerned there’s an issue. they reinforced the stucco on the exterior wall after a previous leak no remediation was performed, they just installed the bench. I recommended testing the area or sealing up the crevice if they do not want to invasively explore. 5/26/26 Rachelle would like us to start work in The Laundry Room to determine how much work is needed (cost/time) there before they decide to address the upstairs bathroom. She would prefer that our team use the pool restroom instead of inside the house & we provide a key. I explained it would be Jared into workers initially. And that Jared may be on an offsite. 6/9/26 - from Jared Hello Rachelle, Attached are two photos showing the back of the drywall near the window and along the left side of the base cabinet. They appear to show suspected microbial growth. Stephanie will create a change order for your approval today. The scope we recommend is: - Medviro will remove the existing base cabinet, taking all reasonable precautions to protect the countertop and sink. - The countertop will be temporarily supported with 2x4s during cabinet removal. - After the cabinet is removed and the countertop is secured, we will remove the affected drywall to expose the wall framing for a thorough inspection. - If no additional issues are found during inspection, we will proceed with the planned remediation. Please let us know if you have any questions or if you’d like us to proceed once you approve the change order. We prepared & sent Change Order 1 - Laundry Room Base Cabinet Removal. Jared got verbal confirmation to proceed with the work and I spoke to Rachelle to confirm as well. She stated she will sign the contract today when she returns from a doctor’s appointment. We definitely made the right call. Look what was hiding inside the base cabinet. We are not even behind the drywall yet. They covered severe water damage and mold with 1/4” plywood and concrete in the worst area then painted over it. The cabinet was rotting and falling apart underneath. Whoever did this was cutting corners and risking the home’s safety. Hello Rachelle, During a follow-up inspection we observed water staining and suspected microbial growth on the right side of the window (looking out), approximately 12–14 inches above the countertop. I’ve highlighted and labeled the affected areas in the attached photos for your reference. Although we hoped to avoid removing the countertop, we now recommend removing the countertop and cutting the drywall in that area up to the ceiling to determine whether the damage extends higher. We also uncovered evidence of a prior plumbing drain-pipe patch on the right wall (facing the sink), which may explain the base cabinet damage; those locations are highlighted in the photos as well. We will clean up for the day and depart shortly. Please review and let us know how you would like to proceed. 6/10/26 - from Jared Hello Rachelle, I wanted to provide a quick field update following my inspection and the attached photos. Findings - Visible water staining and suspected microbial growth are present approximately 5 inches to the right of the exposed hole and inspection area, extending toward the adjacent room and downward (highlighted in yellow in the attached photo). - The affected area may not be reachable from the laundry-room side. Access & Remediation Challenges - To properly remediate this location, we will likely need to remove the countertop; access requires working very close to the wall to fit into the corner. - The alternative is to access the space from the opposite side of the wall. That would require opening the wall, erecting containment, and implementing engineering controls. I cannot confirm whether any obstructions exist on the opposite side until the wall is opened. This is a particularly difficult access point. Next Steps - We will continue to remediate everything we can see and give you time to discuss options with your husband and let us know how you would like us to proceed. - I am heading to another job now. Please contact Stephanie or me if you have questions or would like us to prepare a change order as soon as possible. 6/11/26 Jared We made our inspection hole. We do not see anything that stands out although it is very dirty up there. I would say you’re good, it’s just dirty. Photos in Dropbox. Rachelle I forgot to ask, did anything in the walls seem currently damp, as if there may be some sort of existing water issue aside from past damage? Jared No ma’am, everything was really dry 👍. I checked it myself. Super dry. 😁 Rachelle I never thought I would be looking forward to doing laundry again, but at least it will be in a clean room when all Is said and done Jared Haha, I hear you. Hope you get to fold your laundry in peace, and genuinely hope you never have to call us again. 👍😁. Enjoy your day and let us know if you need anything. Talk soon. We prepared and sent Change Order 3 - FPC & Aerosolver. Contract approved & signed. Rachelle Hi Jared, just a couple quick questions before the guys finish up for the day. Do you know when I will be able to access the laundry room again? Not sure if all the containment will be removed today or when that will happen. Also, my husband noticed that the garage paint is being removed by the tape when the guys are taking down the plastic. I don’t know why I didn’t notice this before, but I thought we were going to try to use the purple version to avoid any paint damage. I know some is inevitable though. Jared Hey everyone, My apologies for the delay. I’m in a very tiny crawlspace right now, so excuse any misspellings or grammar. We used purple tape everywhere except for covering the garage with painter’s plastic dust protection. I just talked with him, they literally tacked it in a few spots. They didn’t think it was going to be an issue in the garage. I apologize for this. If you have the paint, I can touch it up when we go pick up the decontamination chamber and tear down the rest of the critical door and window containment. We left it all up in case you change your mind and want to go with testing. It’s entirely your decision. Either way, let me know if you’re going to test. If you do, protocol/state requires waiting 48 hours before inspection and testing, then you wait for clearance results. Once we pass, we’ll come take everything down. If not, I’ll schedule the next available time to come take everything down and you can start reconstruction right away. Please let me know what you’d like to do. Again, I apologize for the inconvenience. You’re great and I hate to make this any worse for you.👍 Rachelle We are going to forgo the testing. We feel that we have done enough for the time being. We are going to check that we still have the paint from the garage. I appreciate the offer. Please let us know when you will be able to come back to do the final wrap up.. thanks so much! Just did another check on the paint situation. There’s only a couple spots that are bad so don’t worry about touching up. We will just do it ourselves when we finish painting the ceiling. It’s no big deal. Can you please ask the guys where they put the bathroom key? Jared OK, thank you for letting me know and no problem. 😁👍. We will have one of the team come tomorrow to pick everything up and put the door back on, if that’s ok? Regarding the bathroom key, they put it in the treadmill cupholder hole.👍 Rachelle OK, thanks sounds good. Please let me know what time they will be arriving so I can make sure I’m home and have the garage open. Jared OK, thank you. I’ll let you know the schedule as soon as possible👍. Rachelle Just curious as to what you think this white stuff is ? Jared This is drywall joint compound. The crew who worked during the framing and drywall phases were careless with their mixing and application. They commonly let mud splatter and dry on surfaces they assume won’t be seen, without properly covering or cleaning up. While it looks messy, this is a typical practice on hidden areas and not concerning.👍 6/12/16 Rachelle Good morning Jared thanks for sending over the recap. Another quick question for you. From the ceiling cut out you made in the laundry room … Does that give you visibility into the ceiling in the playroom / next room over ? Jared Hi Rachelle, Unfortunately, no. there’s structural framing there: a large beam and 2x12 ceiling joist in the way. To inspect it properly we’d need to make an access hole on the opposite side and run a camera in to confirm and locate anything that needs to be removed. If you’d like, I can provide a price for that work. The process would be: - Build a small standalone access chamber and an attached decontamination chamber (nothing will be attached to your existing walls). - Make a small inspection hole, insert a camera, and take photos. - Patch the hole with drywall tape and mud, clean the area thoroughly, and remove our work materials. - After the mud dries you (or your painter) can paint the patched area. Let us know if you want a quote or want me to schedule the inspection.👍. Rachelle OK, I assumed it wouldn’t be visible, but I figured I would ask. I can’t justify doing that right now to my husband, but should we decide at a later time, thank you for explaining the process. I know the air samples don’t always mean much, but the air sample in that room has come back normal two times on different testing dates and all the drywall was tested to be dry so at this point, I’m just going to have to be satisfied with that for now. This really is a journey you can keep pushing and pushing and pushing because of being worried ugh. But I’m happy we got the main problem done! Jared I completely understand yeah this is definitely a marathon not a sprint. It’s super expensive too. You best believe when I buy a house I’m gonna inspect every into that myself before I pull the trigger haha. Let me know if you need anything else. Have a wonderful day.👍 Rachelle What do you guys use to test drywall dampness? I I was curious as to the tools you use versus what other companies have used in the past. Not sure if anybody would be able to do that for me today just for a quick peace of mind. Jared I met with Trent this morning and gave them what they needed to do the small task at hand. I didn’t give them the moisture meter, I have the only ones with me today. I’m so sorry. They do sell them at Home Depot, though. It’s a lower-quality model, mine’s about $1,000, but you can get a simple one made by Klein at Home Depot for $40. It’s not as good, but it’s accurate, and it’s touch‑operated so you don’t have to make holes to test the drywall. 👍 I’ll look it up and send it to you. It’s a good thing to have around the house. Rachelle Thanks yeah I will definitely get to have on hand around the house. I think the company that tested the mold used infrared machine. Jared Yeah, those are about three to $4000. Mine just broke after seven years. I gotta buy a new one soon. Rachelle Thank you both for all of your help on this. I wanted to see if you could send over any information on how to test your body to see if you have been exposed to mold. the allergist I go to does not do any mold testing but if you guys have a place that is reputable, please let me know. Stephanie Funny, you should ask that specific question… We literally just finished a training with representatives of this company. They are highly recommended, peer reviewed and provide a variety of testing. Dr. Scott McMahon, who provides his testimony on their website, is involved with training in our community. I referred Mold Co. Keep us posted 👌 Rachelle Thank you I feel like my nose is in absolute overdrive right now sniffing the whole house. I’m also hyper vigilant on everyone’s allergy symptoms around the house now it’s crazy how this works. Stephanie I can only imagine.🙏 I hope that dissipates. We sent a text to schedule a call. She confirmed for 3:30 today. We scheduled a walk-through on 5/18/26 Monday at 11am. 5/22/26 I sent their estimate today for approval. We have a scheduled call at 9:30 Tuesday to review her estimate. 5/26/26 Rachelle and I reviewed the estimate. She will discuss with her husband and confirm starting on Monday.6/8/26. 5/27/26 Rachelle confirmed their project start date for Monday 6/8/26. I sent a revised estimate, contract & invoice for deposit today. Contract signed. 6/9/26 We prepared & sent Change Order 1 - Laundry Room Base Cabinet Removal. Jared got verbal confirmation to proceed with the work and I spoke to Rachelle to confirm as well. Contract approved & signed. 6/10/26 We prepared & sent Change Order 2 - Laundry Room countertop, back splashes, sink basin & drywall removal. Jared & I got verbal confirmation to proceed with the work from Rachelle. Contract approved & signed. 6/11/26 We prepared & sent Change Order 3 - Laundry Room FPC & Aerosolver. Jared & I got verbal confirmation to proceed with the work from Rachelle. Contract approved & signed. 6/12/26 The team will be there at 8:30-9 to complete the project.
