Jason Levy report will be updated next week and send it to us. Gate Code: 8273 - opens the right gate to the ADU Justin (310) 228-8542 (contractor) Litigation project; Customer sent the floorplans/blueprint over and Rosa is working on getting it into Xactimate but Xactimate has been having issues which Paula is working on. 9/23: Estimate sent via docusign and through the text chain. 9/24: Customer asked for an update on the main house estimate and Yaron said that it is in his queue. 10/2: Followed up with Yaron to figure out where this was at but in reality, this is in Rosas queue. 10/23: Main house estimate still has not been done, ADU was sent 9/23. Yaron has not given us the information needed for the main house to write an estimate. Most likely need another site visit. Reply; Yaron wants us to put together an estimate with the available information and he will piece things together rather than provide us with what he has so the estimate can be put together correctly from the start. I spoke with Jeremy this week. They’re still in the process of litigation. He said let’s talk in a few weeks and get a better idea of when they’ll be able to start our remediation process. 6/29/26 I reached out to request an update. 7/3/26 We spoke with Jeremy today. He’s putting us in touch with his contractor to schedule a walk-through next week. 7/5/26 We scheduled to walk-through the contractor for Tuesday 7/7 at 9am. 7/9/26 We sent their estimate today. 7/10/26 Stephanie & Jared, We appreciate your time bidding on our ADU project but we are going with another restoration company for the ADU. We are still interested in your help for the main house when we have resources to start on that but for now the ADU budget is fairly exhausted and your bid was too much for us to move forward on. Thank you and let’s check in a few months. 8/25/26 We spoke to Jeremy today regarding the ADU remediation & SPC. He requested a revised estimate for those phases. Jared will assess the condition on site. 8/28/26 We sent a revised estimate Wednesday and are waiting for their response. 9/1/26 Hey sorry I didn’t get back its been a wild week and now we have potential rain coming before the roof is done so we are scrambling…we had to go with another vendor this time because of budget and timing. I was hoping we could find a way on this one but didnt work out and they started on the inside yesterday. We still want to work with you guys and hopefully we will settle the lawsuit and have the funds to have you do the main house in 2027. Jeremy. We understand, it’s a tough situation. We hope things get settled soon and your family is in the ADU comfortably. Would you mind sharing their scope of work with us? As we are curious to know our competitors pricing and standard of work. Luiza - [email protected], Jeremy - [email protected] 7/3/26 We are coordinating a site visit with their contractor to assess the status of the ADU. Likely will need remediation on the windows and door framing. Then a contractor will install the new window and waterproofing. After that, we’ll return to remediate inside and perform SPC/Aerosolver. They will be on vacation in Brazil until July 20 and plan to move into the ADU, hopefully in September. Then plan to remediate the main house sometime in spring 2027. We scheduled a walk-through with the contractor for Tuesday 7/7/26 at 9am. We will prepare an estimate for the ADU. Justin said he has worked with JLM and Freshair on mold projects. And is willing to refer us. The building is ready for us to remediate. Jared met Luiza on the property (grandma?) We met Able and Beto, they work with Justin (golden blue builders) able has a ranch in Pomona. They travel together daily. He knows some construction guys that may be interested in working with us. 7/8/26 We spoke to Jason, he shared a lab result of Stachybotrys & Chaetomium on the baseboards. He will send the full report by Friday 7/10/26. 7/10/26 Jeremy’s text; Stephanie & Jared - We appreciate your time bidding on our ADU project but we are going with another restoration company for the ADU. We are still interested in your help for the main house when we have resources to start on that but for now the ADU budget is fairly exhausted and your bid was too much for us to move forward on. Thank you and let’s check in a few months. Our reply; Hi Jeremy, Thanks for letting us know. We completely understand that you’re working within a limited budget for this project. If the difference between our proposal and the other bid is the main obstacle, we’d be happy to see what we can do to help bridge that gap. We value the opportunity to work with you and are willing to discuss options that make the project work for both of us. Please let us know what the price difference is, and we’ll see if there’s a way we can make it happen. We look forward to hearing from you. Talk soon, Stephanie & Jared
