Single family - built 2015 - 3bd 3ba 3flrs - 2064 sqft - $1,566,900 Call scheduled at 12pm Wednesday 9/16/26. We scheduled a walk-through for Monday 9/22/26 at 10-11am. Agreed to a $500 onboarding fee. She's an event planner from The DC area, (gets migraines) her & her husband (not sensitive) moved here & bought this house 7yrs ago. Has 10yr old son, Sam (ADHD) and a 15yr old son, James has PANS (Lyme/mold?) working with Dr Jennifer from Origins of Health (Conn/Utah) She referred her to John. I will refer coach Melanie Yunk of Healthy Haven Consulting for trusted guidance and support. At time of the closing inspection of home; 3rd FL - mold found behind the fridge, drywall replaced, painted but not remediated. HVAC pan leaked, unclogged drain, ceiling was dried out and painted. 2nd FL primary bedroom had a leak in a corner from the rain, drywall replaced, painted but not remediated and flat roof was repaired. HVAC compressor is outside, filter changed but system not cleaned since they've lived in home. 9/21/26 I perform the walk-through, made recommendations and invoiced a $500 onboarding fee. Once received, I will prepare the small particle cleaning portion of their estimate. We will adjust the estimate as necessary once we have additional details, such as the IEP test results and HVAC evaluation. 9/22/26 We received the onboarding payment today. 9/24/26 Hi Stephanie. I talked to my air-conditioning company. They recommend a DIY home mold test for the air-conditioning. These are the ones they recommend recommended.  Just wanted to check and see if either would be sufficient.   Hi Anna, I’m not familiar with either of those. I would reach out to the MIS referral and ask them if they will test the unit for you along with the other areas we discussed.
