9/22/26 We spoke today, he sent over his MIS report, lab results and we scheduled a walk-through for Monday 9/28 at 10:30 am. Single Family - built 1972 - 1420sqft 3bd 2ba - $1,330,000. Joe recommends a HVAC evaluation and remediation for; • Garage common wall where moisture related damages were observed and where elevated moisture levels were detected. • Kitchen sink cabinetry and rear wall where moisture damage and visible mold growth was observed. • Hallway bathroom sink cabinetry where moisture damage and visible mold growth was observed. • Master bathroom sink cabinetry where moisture damage and visible mold growth was observed. 9/28/26 I performed the walk-through, informed the client of the $500 onboarding fee and gave a ballpark timeline (1-2 wish and cost (k) I said we could have his estimates ready before the end of the week. The client does not have any mold sensitivities. and the property will remain vacant until the work is complete. He requested two estimates, one including partial demo in the bathrooms, Kitchen and garage. The other to include a full gut of the bathrooms, garage and kitchen cabinets removed. He would like the remediation done asap and referrals for a plumber, roofer, HVAC and reconstruction. His goal is to have the home ready to move in by end of November. He has done asbestos testing for the popcorn ceiling in the HVAC closet. which came back clear. I informed him it is required to test the drywall and other popcorn ceiling areas before any demolition. is performed. 9/29/26 I spoke with Kiet today and provided a ballpark figure for a full gut of the 4 previously mentioned areas, it would be 15k to 20k, that is with our standard protocols, but not including cost of remediation. I informed him we could start his project the last two weeks in October pending how quickly he takes action, as we work on the first come first serve basis. He will let us know if he wants to move forward.
